No Let, No Fee: If we can't find a tenant, we won't charge you anything. 

In my opinion, finding a great tenant is the most important aspect of renting a home. We can ensure that your property is matched with a suitable applicant by using high-end photography and walk-through video tours that will be published on sites such as Rightmove and our social media platforms. 

  • Free rental market consultation and evaluation

  • Accompanied viewings (including evenings and weekends), which will be followed by detailed feedback and acknowledgment of potential applications.

  • A phone or in-person meeting, whichever is more convenient for you, to discuss the applications you have received and which applicant you wish to proceed to referencing with

  • Complete tenant reference checks, including credit checks, employment and landlord references

  • Legally required "Right to Rent" checks undertaken 

  • Preparation and signing of the lease 

  • Detailed photographic inventory 

  • Advising on any safety certificates needed

Letting find fee: £350.00

Administration fee £300.00

Rent Collection


I will find you a tenant and collect monthly payments on your behalf, leaving you to maintain the property. However, we can provide you with free advice or inform you that we should review the rent.

Our rent collection package includes all of the service in the tenant find service with the addition of:

  • Receipts for rent paid by cheque, cash, or standing order.

  • Ensure that the rent is collected and forwarded directly to your chosen bank account, after any fees or expenses due or incurred for the period have been deducted.

  • Provide you with a monthly account statement.

Fully Managed


A comprehensive and hassle-free service. Whatever you or the tenant need, I can take care of it. You can also use my Landlord Portal to see your properties status with just a touch of a button!

Our fully managed package includes all of the services above with the addition of:

  • Log security deposits and keep them in our Custodial DPS account.

  • Utility registration and council tax

  • Rent collection and payment transfer via BACS

  • Rental statements are issued monthly.

  • Property inspections on a regular basis to ensure that tenants are taking care of your asset.

  • When necessary, tenants are served with relevant notices.

  • Maintain emergency contact information for tenants and respond to any emergencies.

  • When there are maintenance issues, communicate with the landlord as promptly as possible.

  • All repairs are completed to a high standard by our fully qualified and trusted contractors. (If you have preferred contractors, we can tailor our package to your needs.)

  • Use best endeavors to notify the landlord if any tenant violates any terms of the lease or any applicable laws.

  • Inform the landlord when notices should be served and serve any notices required by law in relation to the premises, unless service by a solicitor is required.

  • Renew annual gas installation safety certifications. (Additional fees may apply for renewal.)

  • Full-color photographic check-out report with metre readings.

  • Negotiate the return of the deposit with the tenant, landlord, and DPS.
